Food desert — A USDA ERS food-access concept: census tracts with low income and low access to a supermarket, measured on defined distance and vehicle tests. It is a research definition, not a valuation premium, and this pack does not invent tract counts.
Buying “in a food desert” still requires a P&L; HFFI and similar programs are incentives, not substitutes for sales.
Operators, lenders, and buyers do not use this word the way a generic small-business blog uses it. On an independent grocery file it shows up in the recast, the count, or the license calendar.
