Should I walk if I cannot buy the building?
Not if you can lease term you can finance at occupancy the recast can pay. Walking is for a landlord who will not assign, or a seller who will not separate the files.

Buy the building if the parcel can stand without the grocery. Do not hide a weak store in cheap dirt. Grocery Store Business Broker — HedgeStone Business Advisors, led by Jason Taken — recasts the operations as a tenant first. If that recast fails, the deed is a second problem, not a solution. Book a confidential intro with the environmental folder and last week’s sales if you want that split made on your offer.
FMI’s 2.1 percent average net profit for food retailers in 2025 is why a bargain box does not repair thin operations. Thin net plus a mortgage that only works if you pretend rent is free is how a first-year owner misses payroll. The longer buyer page is buying a store with real estate. The format twin is buy a grocery store with real estate. This page is the yes-or-no.
Ask what the box is worth to a stranger who will not run this store. If the answer depends on your meat case, you are not buying real estate. You are buying a hope that the grocery stays healthy enough to pay a mortgage. Price the dirt on local commercial work. This pack does not attach a national grocery cap-rate table, so the rate stays a file-specific input. Do not borrow BizBuySell’s 3.38 average earnings multiple on 2025 grocery and supermarket sold businesses and call it a cap rate. That figure is an operations sample. The 2021–2025 IQR is 1.60–3.15. Keep it on the grocery sheet.
If the seller’s ask only looks cheap because they charged themselves nothing, recast SDE on market occupancy before you bid. Related-party rent juiced the earnings. It will not travel with you. Recasting a grocery P&L is the earnings method. Recurring shrink stays in.
FMI’s $1 trillion in 2025 supermarket sales and 45,575 U.S. supermarkets in 2024 describe the channel. Your parcel is a deed, a pad, and a neighborhood. Do not paste channel volume onto an appraisal.
Grocery parcels carry grocery stains. Refrigeration pads, grease interceptors, old fuel if the site was ever a gas-and-grocery, and a cooler that sat on a cracked slab. Counsel and the lender will tell you what report they need. This page does not invent a Phase number as a national law. It does say: do not skip the file because the vestibule photographs well.
Who owns the pads, the roof over the box, and the parking lot matters even when you buy the dirt. A ground lease under a building you think you are buying is a different asset. Easements for a neighboring restaurant’s dumpster, a shared drive, and a storm pond the grocer has been maintaining by habit belong in the deed review. A real-estate licensee in that state owns that work. Jason Taken and HedgeStone are not licensed in every state. Check the rule that applies to your deal.
USDA FNS: SNAP authorization does not transfer. Owning the land does not move EBT. Alcohol is a class, a quota, or a control-state product — NABCA lists 17 control states plus local-control pockets. The deed is not the privilege.
How much money you need grows when dirt is attached. You still pay inventory at cost. You still need working capital for the next produce load and for SNAP downtime. You now also need the equity and closing costs on a parcel. Run the cash-to-close estimator so the stack is visible.
SBA 7(a) can finance a change of ownership; the published maximum is $5 million. Whether one facility can carry store and building is deal-specific. Do not invent SOP line items. DSCR is recast cash flow over annual debt service. Hope is not a ratio. If the payment only works because you assigned zero occupancy to the grocery, the file is a living that you mortgaged. A rural box can be a good living and a terrible loan. Say which one you are buying. Read SBA 7(a) for grocery.
Two loans or one, the grocery week still has to work. FMI’s $668,377 average weekly sales per supermarket in 2025 is not your week. Use scan data you can prove.
A lease with remaining term and options you can finance is often the better instrument. You keep cash for inventory and the first ninety days. You let the landlord keep the environmental file. You can still take a written option or a right of first refusal if the paper is real and you can fund it. A handshake “you can buy it later” is not an option. Lease diligence is the abstract you build either way.
If the seller must sell the dirt and you cannot buy it, a third-party sale-leaseback can keep you in the box. The new rent must be a true occupancy cost in SDE. A sweetheart lease that juices earnings will not survive your lender. Read sale-leaseback strategy.
Do not let a seller refuse to separate the files as a way to force a bad grocery on you. Comparing the leased path and the owned path means cash at close, occupancy, and license risk — not a headline that “includes the building.”
Buying the building does not recast the P&L, count the room, or file SNAP. You still verify sales. You still write unsellable rules. You still budget EBT downtime. You still read the wholesaler agreement. How to buy a grocery store does not get shorter because a deed is in the pile.
Post-close, the first 90 days are still vendor trust, shrink, and not changing the mix for sport. Owning the roof does not restaff the meat case. Read the 90-day plan.
Jason Taken and HedgeStone are not licensed business brokers in every state. Check the rule that applies to your deal. Buying the building always requires a real-estate licensee in that state. This page does not invent a cap rate or a CBP store count.
Mark the realty lines in the buyer underwriting workbook. Book a confidential intro when you have the grocery recast and the deed file in two folders. Bring last week’s sales and the environmental page that worries you. That is a useful hour.
Price language for Should I buy the building? is (recast SDE x a defendable multiple) + inventory at cost, plus or minus lease and license risk. The table is one consistent example for this URL.
| Input or output | Illustrative figure |
|---|---|
| Weekly sales (illustrative) | $108,000 |
| Annual sales | $5,616,000 |
| Recast SDE | $292,032 (5.2% of sales) |
| Inventory at cost | $280,800 (~20 turns) |
| Occupancy check | $134,784 / year (2.4% of sales) |
| Low going-concern | $777,254 at 1.70x SDE + inventory |
| High going-concern | $1,156,896 at 3.00x SDE + inventory |
| Sketch DSCR on a note | 1.47 |
Inventory is cash at close, not a multiple. Confusing the two is how sellers over-ask and buyers under-cash the wire.
Bring proof of funds or a lender pre-screen, your format, and geography. Jason will tell you whether a store like this can clear SBA or seller-carry math.
Print these, mark them up, and bring the marked copy to the intro. They are educational. They are not a valuation letter and not a listing. All downloadable guides.
Have the file ready so the hour is a recast, not a scavenger hunt. Then pick a time.
Underwrite the deal before you fall in love with the store
Scan data, SNAP mix, rent-to-sales, and DSCR. If those four do not clear, the CIM photos do not matter.
