Can I use one grocery multiple on the whole package?
No. Recast operations on market rent and apply the national BizBuySell grocery sample to that SDE. Price the real estate as a second asset. Do not blend them into one invented number.

Separate the register from the dirt before you write a number. Recast the grocery on market rent, count inventory at cost as its own line, and put the building on a second worksheet. Book a confidential intro with Jason Taken at Grocery Store Business Broker — HedgeStone’s grocery practice — and bring both sheets. A cheap building that hides an expensive operation is how buyers overpay. An expensive building that hides a thin store is how 1031 shoppers starve the ops.
FMI’s $1 trillion in 2025 supermarket sales and 2.1 percent average net profit for food retailers describe the operating trade, not the parcel. The $668,377 average weekly sales per supermarket in 2025 and $19.59 weekly sales per square foot are channel benchmarks. They do not cap a roof. Census NAICS 445110 is a store definition. It is not a real-estate method.
The research pack is plain: two assets — the operating grocery and the real property. Rent that was below market becomes a recast add-back and a buyer’s future cost. Cap-rate work on the building is not a grocery multiple. Do not blend them into one invented number. Read the type page buy a grocery with real estate and the seller twin sell a grocery with real estate. The compare page lease versus own is the same split from another angle.
Start at the buyer hub. Price the business the way every other grocery on this site is priced: recast SDE, national BizBuySell grocery sample, inventory at cost, license clocks. Then open the deed file. A real estate license is required in every state for the property piece. Counsel and a licensed realty professional handle that side. Jason Taken packages the grocery file. This page does not list a state brokerage license.
Suppose the store rings $88,000 in a normal week. Annualized sales are $4,576,000. The owner charges his own LLC $4,200 a month when a defensible market rent for that box would be $9,500. If you leave the gift in the P&L, SDE is fiction. Put $114,000 of annual market rent in the recast. If SDE after that rent and after owner-pay normalization is 4.6 percent of sales, SDE is $210,496. That is a teaching walk, not a quote. Apply a grocery multiple to $210,496. Price the building from a local file. Add sellable inventory at cost. Three numbers. Not one.
Related-party occupancy is the most common juice on an owned-box file. Pull it out. Read recasting a grocery P&L and mark the SDE worksheet. Recurring shrink stays in. A personal truck and a one-time legal bill can move SDE. A roof you will replace is not an add-back on the grocery if it belongs on the building worksheet.
Triple-net math can make a “cheap” rent expensive once taxes, insurance, and maintenance sit on the tenant. Underwrite occupancy as rent plus NNN plus CAM, then as a percent of sales. Use the rent checker. Grocery tenants often pay a large CAM share because they are the traffic anchor. A CAM recon that jumped after a co-tenant left is a diligence item.
Co-tenancy and exclusive use still matter when you will be your own landlord. If you later sale-leaseback, those clauses travel with the lease you grant. Read lease diligence even when the seller says there is no landlord.
Scan data still proves the week. See verifying sales with scan data. A pretty parcel does not corroborate the register.
This pack does not attach a local CRE rent or cap-rate source. The store-type note is to attach one before citing building value. So this page does not quote a cap rate, a price per foot, or a land residual. A licensed real-estate professional and a local comp file do that work. Environmental on the parcel, underground storage tanks if any, and the condition of the roof, compressors, and parking lot are diligence, not atmosphere.
Buyer pools split. Owner-users who want the building. Sale-leaseback buyers plus an operator. 1031 and real-estate buyers who will under-pay the ops to win the dirt. Screen the third group if you are here to run a grocery. Read sale-leaseback strategy and the sale-leaseback glossary. The new rent must be plugged into SDE before anyone talks about a grocery multiple.
If the seller will not do a clean sale-leaseback when you cannot buy both, that is a red flag in the store-type file. Walk or restructure. Do not “sort it out after Tuesday.”
A rural owned box is common. Recast the store on market rent, then price the dirt. See buy a rural grocery. A neighborhood grocery on a city parcel is a different CRE file. Do not borrow FMI weekly supermarket dollars for either box.
Licensing on this format is all operating licenses plus deed, environmental, and any UST issues. A gas-and-grocery is a different type page — buy a gas-station grocery — with its own tank story. Do not invent a tank count on a dry grocery parcel. Confirm.
Tax clearance belongs in escrow on the ops and the realty. See state bulk-sales notes. Allocation between goodwill, fixtures, inventory, and real property is a tax file. Start at taxes on selling a grocery store and let a CPA sign the Form 8594 work. This is not tax advice.
Most grocery ops still close as asset sales. The building may close on a deed in the same escrow or a parallel one. Write both. Read APA essentials and asset sale versus stock sale. A stock sale that “includes the LLC that owns the dirt” is a different liability story. Counsel signs it.
Holdbacks exist because grocery has shrink and successor tax risk. They are not a substitute for an environmental escrow on the parcel. Earn-outs on the store do not price the roof.
BizBuySell grocery and supermarket sold businesses: 3.38 average earnings multiple in 2025; 2.66 five-year average; IQR 1.60–3.15 for 2021–2025; 0.43 average revenue multiple on the 2025 sold sample. Apply those figures to recast store SDE after market rent. They are a listing-site sample, not a method for land. The valuation hub and how to value a grocery store stay on the grocery sample. The question page how do I price a store with real estate is the short version of this split.
SBA 7(a) can finance a change of ownership. The published maximum is $5 million. Eligibility still requires a for-profit U.S. business that can repay. This pack does not invent a 7(a) real-estate advance percentage. Ask the lender how they split ops and realty. Seller notes often sit on standby behind 7(a). Read the standby. See buying with seller financing and how much money you need.
DSCR is annual cash flow over annual debt service. Model it on store cash flow after a rent you will actually pay — including the mortgage you will carry if you buy the dirt. Hope is not a ratio. Unreported cash does not survive SBA. See selling with unreported cash.
Working capital is still the next produce load. Buyers who spend the bankroll on the building and the multiple leave the perimeter empty in week two. Use the cash-to-close estimator.
Minimum wage still belongs in the grocery recast — state-by-state minimum wage. A building does not change the WHD table.
USDA FNS: SNAP retailer authorization does not transfer. The new owner files a new application for that location whether the deed conveys or not. Match EBT settlements to the P&L. Read EBT diligence. Print the closing and license checklist.
Retail food permits reset. WIC is a vendor file. Lottery is often personal. Tobacco sits with tax and health agencies. Alcohol is a class, a quota, or a control-state product. NABCA lists 17 control states. Owning the parking lot does not assign those privileges. See transferring a liquor license.
Inventory at cost is counted on grocery custom, usually FIFO invoice cost, the night before or morning of close. Write unsellable rules. Read how inventory is counted. Do not bury the room inside a building allocation so nobody counts the yellowed bags.
The wholesaler over-advance is still debt. DSD vendors still need to be paid. Banner fees still belong in SDE if you keep the fascia — banner versus independent. Lease remaining term under 24 months matters when you are not buying the dirt, and it matters as a related-entity story when you are.
Transition hours are a close condition when the owner is also the only person who knows the compressor room. Write them. See transition and training.
The LOI should state a grocery price on SDE plus inventory mechanics plus license conditions, and a realty price on its own paper. Read LOI terms for buyers. Selling with a lease versus real estate is the seller-side twin. If you only want the store, say so early.
Counsel who have never closed grocery will rediscover SNAP in week six and the environmental report in week seven. Send them working with attorneys and CPAs. This is not legal advice. A licensed real-estate professional signs the dirt side.
Compare the package on cash at close, note terms, inventory treatment, license risk, and whether the building is actually in the bid. A 1031 buyer who under-pays the ops is not a win because the headline looks large.
Roof, compressor, and parking-lot reserves belong on the building worksheet, not as a grocery add-back you hope a lender will ignore. A walk-in that is already cycling hard is a close-week surprise if nobody opened the mechanical room. Bring a contractor or a grocer who has replaced a rack, not only a CRE inspector who has never stood in a dairy cooler. This pack does not invent a replacement-cost table. Get a bid if the equipment is the deal.
A 1031 buyer who wants the dirt will often bid a number that looks large and then starve the ops allocation. If you are the operator in that structure, you can inherit a store that cannot service payroll after the allocation. Write the grocery price as its own number. Do not let the exchange clock set the SDE.
Sale-leaseback rent has to be a rent the store can pay after recast. Plug it into the rent checker the same way you would a third-party landlord. A “market” rent that only works because the seller still works 70 hours is not a rent you can take to a lender. See selling with a lease versus real estate for how sellers think about the split.
If the parcel includes extra bays or a pad, those are CRE income or a development story. They are not grocery SDE unless leases are in place and transfer. Confirm. Do not capitalize an empty bay as if it were selling gallons of milk.
Say what you want after close: both assets, the store only, or a sale-leaseback so you can run the box. Then say what you do not have: a market-rent opinion, an environmental report, scan data, or tax returns. Circle the hole on the downloads page.
Book a confidential intro. Bring last week’s sales and the rent you think is market. Jason Taken will recast the grocery first, then keep the building on a second page. That hour keeps a cheap roof from hiding an expensive week.
Use this napkin recast on Buying a Grocery With Real Estate when you book the call. It is labeled illustrative. BizBuySell's 2025 grocery sold-business earnings multiple averaged 3.38, with a 2021-2025 IQR of 1.60-3.15.
| Input or output | Illustrative figure |
|---|---|
| Weekly sales (illustrative) | $78,000 |
| Annual sales | $4,056,000 |
| Recast SDE | $190,632 (4.7% of sales) |
| Inventory at cost | $253,500 (~16 turns) |
| Occupancy check | $121,680 / year (3.0% of sales) |
| Low going-concern | $606,169 at 1.85x SDE + inventory |
| High going-concern | $796,801 at 2.85x SDE + inventory |
| Sketch DSCR on a note | 1.40 |
Rent at 3.0% of sales is the occupancy check. If the real lease is higher, the SDE in this table is too generous until you recast to market rent.
Bring proof of funds or a lender pre-screen, your format, and geography. Jason will tell you whether a store like this can clear SBA or seller-carry math.
Print these, mark them up, and bring the marked copy to the intro. They are educational. They are not a valuation letter and not a listing. All downloadable guides.
Have the file ready so the hour is a recast, not a scavenger hunt. Then pick a time.
Underwrite the deal before you fall in love with the store
Scan data, SNAP mix, rent-to-sales, and DSCR. If those four do not clear, the CIM photos do not matter.
Schedule a Buyer Strategy CallNo. Recast operations on market rent and apply the national BizBuySell grocery sample to that SDE. Price the real estate as a second asset. Do not blend them into one invented number.
That gift juiced SDE. Put market rent in the recast. The cheap occupancy reverses the day you own both or the day a third-party landlord appears.
Ask for a clean sale-leaseback or a lease on the realty. Plug the new rent into SDE before you talk about a grocery multiple.
No. USDA FNS: SNAP authorization does not transfer. The new owner files a new application for that location regardless of who holds the deed.
No. This pack does not attach a local CRE rent or cap-rate source. A licensed real-estate professional and a local comp file price the dirt.
