Lead with county option and ABC reality before you argue a multiple, then book a confidential intro. HedgeStone Business Advisors (Jason Taken, Grocery Store Business Broker) packages South Carolina independents around county-correct SDE, costed inventory, and ABC timing. Email jason.taken@hedgestone.com when county answer and scan are ready.

Census County Business Patterns 2023 counts 911 establishments under NAICS 445110 — supermarkets and other grocery retailers except convenience — in South Carolina. Census Vintage 2024 puts the state at 5,478,831 people as of July 1, 2024. Those two sourced numbers describe a mid-size grocery state, not a trophy multiple. This pack does not publish a SNAP-retailer census; that field is null. USDA FNS still applies: SNAP authorization does not transfer. The incoming owner files a new retailer application.

The going concern is SDE you can defend, inventory at cost, a landlord who will assign, and calendars at SCDOR, SLED, SC DHEC, and FNS. Publix, Food Lion (Ahold Delhaize), Harris Teeter (Kroger), and Ingles Markets set conventional weather. They are context, not listings. Your independent wins the trips those banners do not take: Hispanic produce in the Upstate, Gullah-Geechee and Hispanic mix on the coast, hours, language on the floor. The sibling search essay is buy a grocery in South Carolina. This page is the seller file.

Greenville, Columbia, and two coastal calendars

Greenville–Spartanburg is the Upstate independent and Hispanic corridor in this pack. Recast produce, meat, and specialty the way a buyer who already shops that aisle would. Sell a Hispanic grocery is the format essay. A traveling buyer who only knows a Publix on Woodruff Road will mis-price labor and mix. Package that corridor as its own teaser, not as “South Carolina grocery.”

Columbia is the capital-metro independent file. State employment, university traffic, and neighborhood boxes sit next to Food Lion and Publix. Occupancy is a ratio from the lease you have. This pack does not attach a public Columbia grocery rent-per-foot table. Lease due diligence and the rent checker stay on the worksheet.

Charleston / Lowcountry is tourism occupancy plus Gullah-Geechee and Hispanic independents. Seasonal volume belongs in the recast as a shape, not as a promise that next August will reprint this year. Myrtle Beach / Grand Strand is the other coastal calendar: seasonal volume, different landlords, different Sunday and local-option questions. Do not paste a King Street story onto a Grand Strand box, and do not paste either onto an Upstate Hispanic independent.

Rural county seats still take trips the banners skip. Sell a rural grocery is the format essay. Federal HFFI may apply in rural and Lowcountry tracts; this pack records no dollar figure.

Quiet process matters because wholesaler reps and coastal landlords talk. Put the NDA in front of scan data. Confidential sale is the worksheet.

SCDOR beer-wine and the Sunday county

South Carolina is a license state, not a NABCA control state. SCDOR licenses alcohol; SLED enforces. Confirm the current application portal. Beer and wine in grocery are common in wet jurisdictions. Verify the county. Spirits are not treated here as a grocery-spirits aisle; liquor stores are a separate class. Local option and Sunday rules still move the beer-margin story. Privileges transfer only if DOR and the local authority approve — not on a handshake in the stockroom. Liquor diligence and state alcohol regime belong in the LOI.

Retail food sits with SC DHEC and local desks. Incoming operators file as a new retail food operation, not a sticker swap. Build that lag next to SNAP. WIC sits with South Carolina Department of Health and Environmental Control — WIC. South Carolina Education Lottery and tobacco (SCDOR) are separate retailer files. WIC, lottery, tobacco is the checklist.

South Carolina generally exempts unprepared food that may be purchased with USDA food stamps from the state sales-tax portion. Local taxes may still apply. Confirm DOR food-exemption notices and the county rate. Prepared food is a different bucket. State grocery sales tax is the statewide clip. Sales-tax returns corroborate sales; they are not only a clearance tool.

On an asset sale, confirm SCDOR tax clearance and successor liability. UCC Article 6 bulk-transfer statutes have been repealed in most states; that repeal does not erase South Carolina successor risk. Bulk sales belongs in counsel’s memo. If the building conveys, close it with a South Carolina real-estate licensee. Published business-broker licensing lists conflict on South Carolina — confirm current statute with counsel. Jason Taken and HedgeStone are not listing a South Carolina brokerage license here. Book a confidential intro on the grocery recast.

DOL’s July 1, 2026 consolidated table lists South Carolina at the federal $7.25. Confirm SC DOL posters. State minimum wage is the table. Model the wage you actually pay.

Price after county ABC honesty — not after a national listing-sample slogan. This page invents no South Carolina sold-comp mean.

Recast before Publix and Food Lion set the room

A seller who prices from weekly sales alone will sit through a recast. Department margins, owner hours, and shrink decide whether a multiple inside the national IQR holds. Recasting a grocery P&L and three years of financials are the homework. Tie weekly sales to scan and EBT. Scan-data verification is how you survive a buyer who already shops Publix.

Most independents lease. Some older or rural boxes own the dirt. Confirm the file. Put assignment, options, and exclusive use in the LOI. If the seller owns the box, recast the store on market rent and price real estate separately. Lease vs real estate and sell a grocery with real estate split the assets.

SBA 7(a) can finance a change of ownership; the published maximum is $5 million. Lenders still want beer-wine approval, SNAP, and a lease that outlasts the note. Seller financing can bridge privilege lag.

Inventory counts at cost, unsellable held back. Closing inventory keeps the fight off the floor. Associated Wholesale Grocers (AWG), C&S Wholesale Grocers, and UNFI show up as South Carolina supply names. Confirm which house actually drops your store. Over-advances and personal guarantees travel. Wholesaler agreements stay off the sales floor while you work.

Publix takes a conventional supermarket trip few independents copy. Food Lion takes the value-conventional trip across much of the state. Harris Teeter takes a higher ring in pockets that can support it. Ingles takes mountain and Upstate trips. The independent has to name the trips it still wins. Competition analysis is the method. Anatomy of a grocery P&L and shrink, margin, and turns show it.

59 weekly sales per square foot of selling area — describe the broader channel, not this store. Do not paste those weekly dollars onto a Lowcountry independent or a rural county seat.

Inventory, lease, and the AWG book

People are the asset. A produce lead or a closer who stays ninety days is worth more than a wide non-compete. Transition periods belong in the LOI. Employees and WARN is the labor worksheet.

Working capital has to cover SNAP lag, DHEC, SCDOR beer-wine, and a Monday drop minimum that still hits. How much working capital and buyer cash to close are the tools. South Carolina Education Lottery must re-paper the incoming operator. Treat it as a third-party consent, not an asset that “goes with the keys.”

If the deal is an asset purchase, allocation is a CPA conversation. Asset sale vs stock sale and taxes on selling keep that off the floor. Post-closing 90-day plan is Monday when the cooler still has to run and FNS has not posted.

Co-tenancy and exclusive-use clauses surprise civilians. Pull them before the LOI. CAM and exclusive use matter in a center that also holds Food Lion or Publix. The LOI terms that matter for sellers should freeze assignment, inventory holdback, and the beer-wine class.

A traveling buyer who only knows Harris Teeter will mis-read a Gullah-Geechee or Hispanic box. Buying an ethnic market outside your community is required reading if the buyer does not already shop that aisle. Price the file, not the fascia they drove past on the way in from the airport.

National multiples on a Lowcountry independent

County ABC maps belong in the South Carolina recast before any national band. No statewide sold-comp mean appears here.60–3.15**, and 0.43 average revenue multiple on the 2025 sold sample. Use 3.38 on a clean lease, a clean SCDOR path, and a recast a lender will take. Most South Carolina independents argue inside the IQR. Mix, remaining term, and the county wet map move the check more than the state label. The 0.43 revenue figure checks a seller who is selling register volume. Inventory is added at cost after the multiple. This page does not invent a South Carolina sold-comp set or a homemade SDE dollar example. How to value a grocery, the valuation hub, and the multiples report are the method.

A Greenville Hispanic independent and a Myrtle Beach seasonal box can share a state and not share a multiple argument. Timeline to sell is the calendar: SCDOR, SLED, DHEC, FNS, Education Lottery, landlord. Reasons deals fall apart is the failure list. Surviving due diligence is the seller companion when a buyer asks for the live permit number.

Sell an independent supermarket and sell a neighborhood grocery are format essays if the box is conventional. Keep reading SNAP when you sell and transferring your liquor license. Tools: valuation calculator.

A CIM that says “South Carolina beer-wine” without the county wet map and Sunday rules is incomplete. SCDOR licenses; SLED enforces. Name the county after NDA. The blind teaser can stay at Upstate, Columbia, Lowcountry, or Grand Strand grain so it does not identify the only Hispanic or Gullah-Geechee box on that stretch. SNAP lag, DHEC, and Education Lottery re-paper sit on the same cash calendar. Write dated steps into the LOI. Surviving due diligence is the seller companion when a Charleston buyer asks for the live privilege number.

Employee transition is a people file on a 911-establishment map. A produce lead who stays ninety days in Greenville is worth more than a non-compete that tries to ban every grocery from the Upstate to the coast. Write who opens and who cuts meat into the LOI when those names are the recast. Handling employees, union contracts, and WARN is the longer note. South Carolina sits at the federal $7.25 floor on the DOL July 1, 2026 table. Recast on the paycheck this store writes — coastal tourism weeks and Upstate industrial weeks are not the same labor story.

Occupancy is rent — base, CAM, tax, insurance — divided by this store’s sales. Pull both from the lease and the P&L. This research pack left grocery-relevant asking rent null. No dollar-per-square-foot Charleston or Myrtle Beach rent belongs here. A landlord who recasts rent as the price of consent changes SDE. Most city boxes lease. Confirm the file. If the seller owns the real estate, recast the store on a market rent you can defend and price the dirt as a second asset. Selling with a lease versus real estate keeps the piles apart.

Bring the lease, three years of returns, scan and EBT settlements, and the SCDOR privilege. Book a confidential intro. Email jason.taken@hedgestone.com if you want the hour in writing. About Jason Taken is the desk. Jason Taken will recast the South Carolina file and mark who already knows the corridor. The next step is the recast, not a vestibule sign on a Lowcountry stretch.

How a buyer would price Sell a South Carolina grocery store

Use this napkin recast on Sell a South Carolina grocery store when you book the call. It is labeled illustrative. BizBuySell's 2025 grocery sold-business earnings multiple averaged 3.38, with a 2021-2025 IQR of 1.60-3.15. State pages add the tax, wage, and alcohol-agency facts for this jurisdiction. They do not invent a local sold-comp set.

Input or output Illustrative figure
Weekly sales (illustrative) $228,000
Annual sales $11,856,000
Recast SDE $486,096 (4.1% of sales)
Inventory at cost $741,000 (~16 turns)
Occupancy check $343,824 / year (2.9% of sales)
Low going-concern $1,567,363 at 1.70x SDE + inventory
High going-concern $2,199,288 at 3.00x SDE + inventory
Sketch DSCR on a note 1.52

Rent at 2.9% of sales is the occupancy check. If the real lease is higher, the SDE in this table is too generous until you recast to market rent.

Bring three years of P&Ls, weekly sales, and the lease abstract to the intro call. Jason will tell you whether this band is even in the conversation.

Frequently asked questions about Sell a South Carolina grocery store

Is beer-and-wine automatic with a South Carolina grocery asset sale?

No. South Carolina is a license state. SCDOR licenses alcohol and SLED enforces. Beer and wine in grocery are common in wet jurisdictions. Confirm the county. Spirits are a separate liquor-store class, not a grocery aisle on this pack.

Does Charleston tourism change how I recast a Lowcountry store?

Yes. Charleston / Lowcountry occupancy and Gullah-Geechee or Hispanic mix are a different file from Greenville–Spartanburg or Columbia. Seasonal volume belongs in the recast, not as a trophy multiple.

How does South Carolina tax groceries on the P&L I show a buyer?

South Carolina generally exempts unprepared food that may be purchased with USDA food stamps from the state sales-tax portion. Local taxes may still apply. Confirm DOR food-exemption notices and the county rate before you treat register totals as taxable sales.

What wage floor should a South Carolina recast use?

DOL’s July 1, 2026 consolidated table treats South Carolina at the federal $7.25. Confirm SC DOL posters. Model the wage you actually pay to keep a closer and a stocker.

Can I publish a South Carolina SNAP-retailer headcount on the teaser?

Not from this pack. The SNAP-retailer census field is null. USDA FNS: SNAP authorization does not transfer. The buyer files a new application.

Sell on your terms, not on a listing site

HedgeStone Business Advisors runs a quiet process: recast, qualified operators, and a close that survives the count. The only next step is the intro call.
