Draft the one-pager so a competitor cannot map it to one vestibule, then book a confidential intro before it goes to operators. A blind teaser is a one-page anonymous summary used to market the store without naming it. Grocery teasers usually give a city or part of a metro, a sales range, and whether liquor or real estate are in the conversation, without identifying the only store in town. A teaser that identifies the only supermarket in a small town is not blind.
The parent process is how to sell a grocery store confidentially. Also read how to keep the sale confidential. This page is the teaser itself: what it may say, what it must not say, and how it hands off to NDA and CIM.
What a grocery teaser is allowed to say
The job of the teaser is to attract operators who can close, not to underwrite them. Allowed: a region (“inner-ring Midwest metro,” “coastal county outside the named city”), a sales or SDE range, a square-footage band, a headcount band, whether the deal may include alcohol privileges or real estate, and a sentence on mix (“full-line independent,” “specialty import-heavy,” “neighborhood box”). Allowed: a statement that inventory is counted at cost at close, and that licenses run on agency calendars.
If you cite valuation context, label it. BizBuySell’s grocery/supermarket sold sample averaged a 3.38 earnings multiple in 2025, with a 2021–2025 IQR of 1.60–3.15. That is a listing-site sold sample, not this store’s quote. FMI’s supermarket channel — $1 trillion in 2025 supermarket sales, 45,575 U.S. supermarkets in 2024 in the Speaks count, $668,377 average weekly sales per supermarket in 2025 — is the wrong number to paste as this box’s run-rate. A teaser that borrows chain weekly sales for a neighborhood independent is how you attract the wrong buyers.
SBA 7(a) can fund a change of ownership up to a $5 million maximum loan amount for a creditworthy borrower. The teaser may say financing is expected to be 7(a), seller-carry, or cash. It should not promise a lender’s yes.
Blind versus merely unsigned
Blind means a knowledgeable local cannot name the store in one guess. Unsigned means you left the owner’s name off a page that still has the banner, the cross-street, the unique mural, or “only grocery in the county.” Rural single-store towns are the hard case. Sometimes the honest process is a quiet call to a short list of operators, not a public board. See sell a grocery store.
Do not put the IGA or Piggly Wiggly fascia on a teaser if that fascia plus the county names the box. Do not put a photo of the unique produce mural. Do not put SNAP mix as a precise percent if that percent plus the town is a fingerprint — a qualitative “EBT is material” is enough at teaser stage. USDA FNS still requires a new-owner application after a sale; the teaser can say licenses will be applied for in the buyer’s name without turning the page into a permit tutorial.
Employees learn from vendors and shoppers. A vestibule sign, a public “grocery for sale” post with a parking-lot photo, or a broker who walks the aisle with a stranger during lunch is not a teaser process. Confidentiality is a process. The NDA should bar approaching staff, vendors, the wholesaler, and the landlord without consent. Buyers who “just stop by the store” after an NDA are how confidentiality dies.
From teaser to NDA to CIM
Sequence matters. Teaser first. Qualification second: proof of funds or a lender conversation, format experience, geography. NDA third. CIM fourth: departmental sales, recast SDE, lease abstract, license list, wholesaler terms, risks. See what is a grocery store CIM and do I need an NDA before showing financials. Skip a step and you either leak the store or send a brochure to someone who cannot close.
Do not put the recast bridge, the remaining lease term, or the employee roster on the teaser. Those belong under NDA. Do not put asking price on a teaser if the recast is not done; you will spend the process defending a number you have not earned. A CIM that omits the lease abstract is a brochure. A teaser that tries to be a CIM is a leak.
Selling to a manager or a family member still needs a real teaser-level discipline if anyone else might be shown the file later. Soft language creates hard lawsuits. Multi-store teasers should not let a reader map unit two because unit one was too specific.
Why grocery confidentiality dies in the vestibule
Grocers live on vendors who talk and shoppers who notice a new face with a clipboard. DSD drivers hear rumors. The wholesaler’s sales rep hears rumors. If those people hear “for sale” before a qualified buyer is under NDA, you can lose the meat cutter, the produce lead, or the landlord’s patience. Transition hours will not fix a floor that already panicked.
Lease remaining term under twenty-four months is a CIM fact, not a teaser headline. Lottery contracts are often personal; do not advertise commission as durable on a public page. Banner fees belong in the recast, not on the one-pager. Working capital is the cash to buy the next load; do not use the teaser to imply the buyer can float on hope.
If you are the seller, draft the teaser, then book a confidential intro with the recast and the map test: can a local name the store? If you are the buyer, answer the teaser with your format, geography, and capital, then wait for NDA. Do not send a proof-of-funds packet to a teaser address that is still public; wait for the NDA and the CIM. Jason Taken at Grocery Store Business Broker (HedgeStone Business Advisors) will tell you whether the page is still blind. Read how a sale works so the teaser is step one of a close, not a classified ad. A clean teaser plus a qualified list is how you keep meat cutters, produce leads, and the landlord from hearing the rumor before a real buyer is in the book.
How a buyer would price What is a blind teaser?
These figures are a teaching walk-through for What is a blind teaser?, not a quote and not a sold comp. Order of operations: weekly sales, recast SDE, inventory at cost, then a multiple band.
Inventory is cash at close, not a multiple. Confusing the two is how sellers over-ask and buyers under-cash the wire.
Book the intro call with your side of the table ready: seller files or buyer capital. The calendar is the only next step.
