Is there an official grocery rent-to-sales standard?
Not in this research pack. FMI and BizBuySell figures on this site are sales, profit, and earnings-multiple samples. They are not a published grocery occupancy percent. Compute this store.

Compute it from this file. A reasonable rent-to-sales ratio is the occupancy this grocery can pay after you recast SDE — not a hallway “industry standard” this site will not invent. Grocery Store Business Broker — HedgeStone Business Advisors, led by Jason Taken — runs (annual rent + CAM) ÷ annual sales you can prove, then asks whether labor, shrink, and debt still fit. Book a confidential intro with the rent page and last week’s scan if you want that arithmetic on your store.
FMI’s 2.1 percent average net profit for food retailers in 2025 is why occupancy is not a rounding error. Thin net plus a rent that only worked because the owner was the landlord is how a “healthy” independent fails after Monday. This research pack leaves metro rent ranges null on purpose. The rent-as-percent-of-sales checker is an in-browser sketch. It does not collect data and it does not declare a healthy grocery percent.
Reasonable means the store still covers the rest of the week after occupancy. It does not mean a published national grocery percent, because this pack does not have one. FMI Food Industry Facts give channel sales, store counts, weekly sales, sales per foot, and that 2.1 percent food-retailer net. BizBuySell’s grocery and supermarket sold sample gives earnings multiples — 3.38 average in 2025, 2.66 five-year average, IQR 1.60–3.15 for 2021–2025 — and a 0.43 average revenue multiple on the 2025 sold sample. None of those figures is a rent-to-sales law. Do not paste a broker-lunch number onto a CIM and call it sourced.
Start with the lease abstract on lease due diligence. Then use sales you can prove — scan data, not a weekly PDF without department mix. A ratio built on a rumor week is a rumor. A ratio built on a year of scan and a full occupancy numerator is a diligence fact.
FMI’s $668,377 average weekly sales per supermarket in 2025 and $19.59 weekly sales per selling square foot describe the Speaks channel. Your 8,000-square-foot box is not that sample. Occupancy math that assumes chain volume will break a neighborhood file.
The numerator is what the operator writes checks for to occupy the box. Base rent is the start, not the end. Triple net adds real-estate taxes, insurance, and maintenance when the tenant pays them. CAM adds parking lot, snow, security, and sometimes roof or sprinklers. A grocery tenant often pays a large CAM share because they are the traffic anchor. Confirm the share and the last two reconciliations. A CAM true-up can erase a year of “extra” SDE.
Percentage rent, if any, belongs in the numerator when it actually hits. Marketing funds, merchant-association dues, and HVAC reserves belong if the lease makes the grocer pay them. A “cheap” base rent with a heavy recon is not cheap. Do not compute a flattering ratio on base rent alone and then discover the recon in year two.
If assignment lets the landlord recast rent, the numerator you care about is the rent after consent, not the seller’s historical deal. Lease assignment is the landlord’s underwriting. Read the clause before you fall in love with last year’s occupancy percent.
The denominator is annual sales the buyer will inherit, not the week the seller remembers. Tie scan, tender mix, and deposits. Where food is taxed or partially taxed, filings can corroborate taxable rings. Lottery and money-services volume are not grocery sales unless you have a reason to keep them in. Park them. A swollen denominator makes occupancy look lighter than the grocery week can support.
Unreported cash does not survive SBA and does not belong in the denominator. SBA 7(a) can finance a change of ownership; the published maximum is $5 million. A ratio that only works if the drawer is real will fail when the drawer is not. USDA FNS: SNAP authorization does not transfer. If EBT will be down, the first-month sales you can prove may be lighter than the trailing year. Say so. Do not hide downtime inside a prettier ratio.
Verifying sales with scan data is the sales method. Recasting a grocery P&L is the earnings method. The ratio sits between them. Occupancy that looks fine on a fiction week is not fine.
If the seller owns the building and charges a token rent — or no rent — the P&L is missing a cost. Related-party occupancy juiced the earnings. It will reverse on day one for any buyer who cannot inherit the family deal. Plug a market rent you can defend from local commercial work, then rerun SDE, then rerun the ratio. This pack does not attach a local CRE rent table, so the market-rent dollar stays a file-specific input, not a published statistic.
A sale-leaseback that sets a sweetheart lease to juice the grocery multiple is the same lie with better stationery. The new rent must be a true occupancy cost before anyone talks about a grocery multiple. Read sale-leaseback strategy.
Owned real estate is a second asset. Recast the store as a tenant, then price the dirt separately. Do not invent a blended “rent-to-sales plus cap rate” hybrid and call it a grocery standard.
Because the research pack does not contain one. Publishing a hallway band would be an invented statistic. Formats differ. A rural box with a cheap building and thin volume is not a suburban independent supermarket. An ethnic market with high produce and a short lease is not a natural-food box on a NNN pad. Sales per square foot from FMI is a channel weekly figure, not a rent law. Use it as context. Do not divide your rent into it and call the result official.
What you can say, citeably: occupancy is rent + CAM (+ NNN the tenant pays) over proven sales. After that occupancy, recast SDE must still cover labor, shrink, and debt. DSCR is cash flow over debt service. Hope is not a ratio. BizBuySell multiples apply to the recast, not to a rent percent. Comparing offers means cash at close, note terms, inventory treatment, license risk, and the occupancy the landlord will actually charge — not a prettier ratio on last year’s sweetheart deal.
Jason Taken and HedgeStone are not licensed business brokers in every state. Check the rule that applies to your deal. Selling the building always requires a real-estate licensee in that state.
Open the rent checker with this store’s numbers. Then book a confidential intro with the lease page, the last CAM recon, and a year of weekly scan. The hour is for whether the week still works after occupancy — not for a national percent this site will not invent.
These figures are a teaching walk-through for What is a reasonable rent-to-sales ratio?, not a quote and not a sold comp. Order of operations: weekly sales, recast SDE, inventory at cost, then a multiple band.
| Input or output | Illustrative figure |
|---|---|
| Weekly sales (illustrative) | $78,000 |
| Annual sales | $4,056,000 |
| Recast SDE | $146,016 (3.6% of sales) |
| Inventory at cost | $225,333 (~18 turns) |
| Occupancy check | $121,680 / year (3.0% of sales) |
| Low going-concern | $517,365 at 2.00x SDE + inventory |
| High going-concern | $663,381 at 3.00x SDE + inventory |
| Sketch DSCR on a note | 1.35 |
Inventory is cash at close, not a multiple. Confusing the two is how sellers over-ask and buyers under-cash the wire.

Yes if the tenant pays them. Occupancy is base rent plus CAM plus NNN items the store actually writes checks for. A cheap base rent with a heavy recon is not cheap.
Plug market occupancy into SDE before you talk a grocery multiple. Zero rent on the P&L is not a ratio. It is a missing cost.
Occupancy ÷ sales = (annual rent + CAM) ÷ annual sales. The tool stays in the browser. It does not invent a healthy percent or a market rent.
It kills a recast that cannot cover labor, shrink, and debt after occupancy. A high ratio on proven sales is a price cut or a walk. A high ratio on a rumor week is a diligence hole first.
